Establishing the right price for your home is the key to a timely transaction. We are always equipped with the best information available to guide you and help make the most informed and knowledgeable decision for the sale price of your home. With our clients, we discuss the most recent comparative sales and what those sales tell us in relation to your home. Every home is unique and wonderful in it's own rite which also helps dictate the price. We understand the dangers of incorrect pricing and work diligently to make certain that our clients are advised with accurate market information.
In addition to establishing the right price, it is important to discuss all other terms that are to be included in the sale of your home, i.e. notification of showings, signage, lock boxes, dealing with pets during showings, etc. The pricing and other terms of the selling process will be discussed with us in as many meetings as necessary to make certain that you, the seller, feel comfortable about all these important decisions.

While we are getting the marketing in place, we also take a tour of your home and make impartial suggestions on how to position your home to appeal to the most amount of potential buyers.
Remembering that “you only get one chance at a first impression”, we try to point out distractions that might interrupt that adage. We want buyers to be focused on your home and not distracted by anything else. The fewer things to interrupt a buyer's imagination, the more opportunity for a buyer to envision moving in.
We will also suggest if there are any obvious, quick repairs like repainting or cleaning that might be appropriate to maximize the purchase price of your home. We are committed to bringing you top dollar for your home and we will offer our objective strategy on how to achieve this.
After all the above is accomplished, we sell your home! Because it is rare in a “normal” or “buyers” market* to receive a full price offer, our negotiating skills are very important. We work with you to determine the best price you are comfortable accepting. Regardless of what that price might be, we will map out a strategy to put us in position to arrive at that price. We negotiate the best price possible deal and then, if accepted, open escrow.
*A six month supply of homes (the number of homes currently available for sale is 6 times greater than the average monthly sales over the last twelve months) in your area is considered a “normal” market. Less than a six month supply is a “sellers” market and over 6 months supply is considered a “Buyers” market.
This is the process where professional escrow officers follow the entire transaction and guarantee its smooth flow and successful conclusion. Most escrows run from 30 to 60 days although there is no specific length of time for an escrow to run – this is decided upon by the buyer and seller in each contract. At the beginning of the escrow period, the buyer has 17 days to do his/her due diligence – home inspections, obtain a loan commitment if necessary, examine title, have a termite inspection, etc. and then, after the 17 days, if the buyer is satisfied with all the discoveries, s/he is expected to remove all contingencies and move forward with buying the home. We are on top of every detail in this process and work closely with you and the escrow officers to ensure the process runs smoothly.
The last step in the process is obvious: moving out!
